How do I view apartments that are listed on the website?

Contact the building’s resident manager whose information is listed under the “View” tab of the listing.  You can also click on the “Open House” tab to see our open house scheduled.

How much is the application fee and what is it for?

The application fee is $35 (per applicant) and it is for processing and a credit check. The fee breakdown will be on the application receipt given to you by a Square One Management representative.

Can I run my own credit check and give you a copy?

No.

What if I am independent and supporting myself, do I still need a cosigner?

No. However, your verifiable income must be three times the monthly rent.

As an international student how would I go about renting an apartment?

We ask that you provide us with a copy of your Visa, University enrollment letter, and I-20. Additionally, please provide appropriate financial statements that show you have the ability to pay the monthly rent.

How do I apply for an apartment once I have viewed it?

By completing and turning in the application forms and fee.

Can I apply for multiple apartments?

No. But if the apartment is rented while you are waiting to complete your application, you can transfer your application to another available apartment.

What is a cosigner application?

It is an extra application that is required when the applicant cannot meet the financial criteria necessary to qualify for an apartment. It is also required that you get it notarized to certify and verify that a signature is true and correct.

What do I need when I come to sign the lease?

The security deposit in the form of a cashier’s check or money order and any other documents that have been requested by management. International students are required to bring in the security deposit AND first & last month’s rent at the time of signing.  Also please remember to bring a photo ID.

What is the security deposit and do we get it back?

The deposit is a security that we hold in case the unit you are renting is damaged or not properly cleaned once you’ve vacated. You will receive the deposit back within three weeks of moving out. If the unit is not returned to us in the condition it was given, we will deduct the applicable amount.

If I am already living in an apartment managed by Square One, do I need to fill out another application?

Yes, however you do not need to pay another application fee.  A new cosigner application must also be submitted in order to verify the cosigner is willing to cosign for the new apartment.  On the submitted application please note that you are an existing Square One resident.

When can I move into my apartment and how do I get the keys?

The earliest you can move in is on the day of your lease-start date. You can pick up your keys from the property manager. It is advised to make proper arrangements to pick up key at least 48 hours in advance. In order to receive the keys, the first month’s rent is due in full at the time of pickup.

How and when do I set up my PG&E account?

In many of our apartments, the tenant is responsible for paying for the gas and electricity utilities. PG&E is the local provider for these utilities and you must set up an account with them before you move into your apartment.  Please contact them at 1-800-743-5000.  They are available 24-hours-a-day, seven days a week.

Why is the power not on in the apartment during move-in?

This might be due to not setting up an account with PG&E in advance.

What if there is damage in the unit before I move in?

Please note down the condition of the apartment on the Move-In/Move-Out Checklist. Please return the Checklist to our office.  If something is broken, please fill out a Maintenance Request on our website.

What do I do if am locked out of my apartment?

If your building has a resident manager they will have access to an extra set of keys to open the door. If you’re unable to reach the manager you are responsible for calling a locksmith.

Can I move in early?

You can only move in on the lease start date.

To whom do I make the checks payable?

Please make checks payable to Square One Management Inc. Also it is important that the building address, unit number and month of payment be written on the memo section of the check.

Do you accept cash payments for rent?

We do not accept cash as a payment for rent. Only personal or certified funds (money order or cashiers check).

How much is parking and how do I go about getting a spot?

Contact the resident manager to see if there are any available spaces for rent. If a parking space is available you will be required to complete a parking agreement. All parking agreements are month-to-month.

Moving Out of Your Apartment

When will my security deposit be mailed to me?

Within three weeks of moving out.

How much will I be charged if I do not clean my apartment?

You will be charged the actual amount it costs to clean the apartment if no attempt to clean the apartment is made.  An itemized bill reflecting this cost will be sent to you with your remaining security deposit if the total deductions from your security deposit are more than $100.

How do I dispose of my large furniture?

There are many charitable organizations that will take your used furniture.  But this requires planning ahead of time.  Please visit chancellor.berkeley.edu/gcr/local-community/move-in-move-out for additional resources.

How do I schedule an appointment to have my apartment inspected prior to move out?

Contact your resident manager.

How do I return my keys?

Please return all keys to your resident manager.  Prior to returning your keys please plan ahead and notify your resident manager on when you plan on turning them in, do not assume your resident manager will be available to receive keys 24×7.  When returning keys please place all keys in an envelope or some other package and clearly identify which unit the keys are from.  In the worst case scenario you may bring the keys in the aforementioned envelope to the Square One Management office at 2040 Bancroft Way #301 during normal business hours.

Can I keep a copy of my mailbox key to retrieve my mail after move out?

No. You must turn in all keys provided or your security deposit will be deducted for the cost of changing mailbox locks or making new mailbox keys.  Please contact the US Postal Service to arrange to have your mail forwarded.
